Thunder Bay lists surplus sites to incentivize new housing

City eyes "smart" growth proposals to boost urban housing stock

The City of Thunder Bay is putting out the cattle call for developers to come forth.

The growth-minded municipality has a number of city-owned properties in “prime locations” on the selling block that it says are suitable for multi-residential and mixed-used projects. 

The City of Thunder Bay is a mission to grow the community’s available supply of human housing stock.

To that end, the City has issued a call for proposals to developers, investors and other housing providers to check out several high quality “opportunity sites” that are available for potential purchase.

The municipality is entertaining proposals for housing developments, mixed-used complexes or innovative urban projects.

“The City is focused on growth, building more homes and businesses, and offering land for development”, said Joel DePeuter, the municipality’s director of development services, in a news release.  “That, paired with our strong local and regional construction expertise and skilled workforce, is a recipe for success.”  

Eligible projects may qualify for financial incentives, including grants for housing, construction, and planning fees.

“This is a great chance to bring forward new ideas and help grow Thunder Bay in a meaningful way,” said Deanna Walker, manager of realty services, in a statement. “We’re looking for proposals that make smart use of these, and other City owned properties and contribute to the kind of welcoming, vibrant, and growing city we all want to live in.”

The City of Thunder Bay says it wants to increase housing supply and creating “integrated spaces that combine residential, commercial and public amenities” especially in downtown-zoned sites that support public transit and walkability.
